The last week you can understand is not the job

We have finally closed a large entrance hall. This is not a street and not a facade. You come in from the parking, already inside the building, a high volume. Perforated metal of a complex three-dimensional form, the electrics redone, dehumidification, microcement on walls and floors, a permit another company could not get for months. The next stage — ordinary interior work — went to another crew; perhaps that is for the best. They did it fast. The review is glowing.

This is not a reading of other people’s decisions. It is the experience that beauty and speed are what get valued. Everything that is not very pleasant stays off-camera. If you think the hard layer will show as credit — it will not. Write that down, so next time you explain the score before kickoff, not after.

Between “they were fast” and “it took longer than we expected” sits everything the fast frame needs: the permit, the drying, the board, the non-standard metal, the material that will not cure. That is not “the beauty”. That is what the beauty stands on. In the head it is often just “it dragged”.

Two scores in one place

One volume always carries two scores.

The visible one. Floor, walls, lights on, clean on handover day, speed. Anyone can read it without a construction background. It gets photographed.

The invisible one. The permit. The engineering of a humid high volume at the parking, with the door open. Equipment that has to pull up to 135 litres of water out of the air per day, not burn out. A board you cannot leave as found. A ceiling you have to fabricate at three heights before you hang it. The fact that the material that arrived from an unreliable supplier is dead. That is not a photo. That is the building pushing back.

They pay for both. They mark the first. That is not malice. Perception works this way: people thank you for what they can check themselves. Parquet they can check. A permit they cannot. The geometry of a metal ceiling — almost never, until a joint opens. Varnish that will not polymerise — not until a sample has sat on the table for a week and been filmed.

The bitter part is not that people are built this way. It is that we knew it as practice and still waited for a different score.

What this hall actually held

The volume is an entrance hall in a Dubai residential complex. From the parking you walk straight into the building. Height at the stair is close to five and a half metres. This is not “paint a corridor”.

The permit. Before we started, another company had already been paid for design and execution. For several months there was no permit. We got it. On the day the hall looks finished, that fact no longer exists. It is not in the photos. Without it there would have been no work. How that layer works in Dubai is on our approvals page.

Dehumidification. The hall is tied to the parking; humidity sits at the maximum, especially in the August–October season. The dehumidification plant failed twice: it simply runs without rest. The first repair we took on our account. The second, on the client’s. After that we fitted protection so the machine is forced to rest instead of running to death. That is not “we were slow”. That is a volume that pushed back, and a fix so it does not push back a third time.

Electrics — redone throughout. The old circuit does not carry the new load, the new light and a humid environment. You cannot see that once the lights are on.

The suspended metal ceiling. PVD-coated metal, perforation, three installation heights — 3.25 / 3.35 / 3.45 m, panel side 50 mm, a complex three-dimensional form on an irregular plan. Fabrication, survey, joints that either close or read as botched work in the light. That is not “hang a ceiling”.

The programme ran longer than we had allowed. That is true. Part of it was complexity we had under-estimated. Part was breakdowns and a material that arrived dead. In the final score those parts collapse into one word: “late”.

The material they brought for the floor

At the end of our stage, microcement and varnish for the floors arrived on site. The batch was spoiled. That added about another month.

We made a test sample and dried it outdoors. We filmed it: the varnish had not cured after a week. It did not change the score. In the head it still looks like a mistake by whoever is standing on the floor.

If the material is brought to site, the result in someone else’s head is still yours. A sample, a date, a video are mandatory. They do not always save the relationship. They save the facts. We understood that too late.

Why parquet collects the review

Laying parquet is real work. We do not diminish it. It is legible, standard, visible at once. If the substrate is ready, it can be done fast. “They were fast” is the only metric left once the hard layer has been forgotten.

It is easy to collect credit for what a person knows how to judge. It is hard to collect it for what they never saw and will not unpack.

When you give the complex hall to one team and the ordinary interior layer to another, the comparison almost always favours the second. Different scope, different speed, different photogenicity. That is not proof the first team worked badly. That is how the score is built. We wish them luck, and nothing else. Let the floor be good.

Climate in a volume like this is not “just air-conditioning”

The same hall is not closed on climate yet. A high volume, metal, entry from the parking — without dehumidification it does not live, without cooling neither. It is easy to call putting air-conditioners here a last small job. It is not parquet.

Runs in finished finishes. Condensate. Noise. Do not touch the ceiling geometry. If it works, you will not see it. There will be no wow from an air-conditioner in a hall like this, the way there is from a new floor. Parquet is visible at once. Climate is visible only when it is missing.

The bitter lesson is simple: the climate of a high hall is easy to call ordinary work. It will not be beautiful. That is a different story.

What we took from it

The rules are for us first. They are useful to a client too, if the job has not yet started being measured by its last week.

  1. Explain the score before kickoff, not after handover. Say it out loud: a permit, dehumidification, non-standard metal, supplied material will not look like “they were fast”. If that is not said, the mark will go to the floor.
  2. Do not mark the job by the last week. Ask what was hard to photograph. That is the project. The floor is the ending.
  3. The permit is not paperwork before kickoff. A company that cannot get it for months has already spent the calendar. A company that got it did work there is later nothing to put in a review. Put it there anyway.
  4. Material brought to site is their risk until it is written down. Microcement, varnish, tile, paint: in writing who owns the batch, a sample before the area, a filmed cure. Otherwise every dead batch becomes “they cannot do it”.
  5. Do not compare engineering speed with parquet speed. Different scope, different liability, different cost of a mistake.
  6. Do not fold equipment failure into “pace of work”. Two dehumidifier failures are not the character of a crew. If they then fit protection and a rest cycle — that is engineering.
  7. Do not let the climate of a high hall out as a household install. An air-conditioner in a volume like this will not give the same wow as a floor covering. And it should not. That is a different sport.

If the job in Dubai needs quality of decisions, MEP, non-standard work, approvals — that is renovation and finishing, not the last covering.

It was unpleasant to understand this, and it did not come from a book. It is easy to conclude that hard work has no value if it was not counted as credit. It has value. On the market, credit is drawn on the visible layer. We did not take offence at that — and that is a fact too. From here it is more useful not to expect process to be understood in the logic of “paint the wall”, and to say on the shore what we will be judged on.

Why does a complex entrance hall in Dubai take longer than ordinary finishing?

Because the programme holds an invisible layer: permit, dehumidification of a high volume at the parking, electrics, non-standard ceiling fabrication. Ordinary parquet on a ready substrate barely contains that layer. Comparing them on a calendar is comparing different jobs.

Who is liable if microcement or varnish is brought to site and it will not cure?

Until batch risk is written down, in the head it is whoever is standing on the floor. The rule: written allocation of risk, a sample before the area, a filmed cure. A spoiled batch is not “they cannot apply it”.

Do I need a permit for an interior hall if it is no longer a facade?

Often yes: interior work in a Dubai residential complex is a developer NOC and the relevant authority, plus the fire side if engineering and finishes on routes change. “Already inside the building” does not cancel the paper. A company that cannot get the permit for months will eat your calendar.

Should I give the complex hall to one company and ordinary finishing to another?

You can. Then do not compare them on speed, and do not put a single mark on the last visible week. A hall with metal and dehumidification has a different cost of error than parquet. If you compare them, the second team will almost always “win”.

Why does an air-conditioner in a high hall not give the same effect as a new floor?

The floor is visible at once. Climate is visible only when it is missing. In a high volume at the parking there are also runs, condensate, noise and a ceiling you must not touch. Calling it “just air-conditioning” is convenient. On the volume it is engineering.

What is a suspended PVD-coated perforated metal ceiling?

It is not a catalogue tile. PVD is a vacuum coating on metal. Perforation and several installation heights are fabrication and geometry: every joint either closes or reads as a defect. Time and cost live in the shop and in the install, not in “hang a ceiling”.
